How our pricing works
We publish starting prices because property owners deserve to know what to budget before they pick up the phone. The numbers below are the floor for each type of work, not a teaser. A written, fixed-price scope follows the free 30-minute consultation and lists exactly what is included, what is excluded and what assumptions it rests on.
Managed IT is priced per user per month. Building projects are priced as fixed scopes per property or per portfolio. Advisory retainers are priced monthly, and assessments are priced as a one-time engagement.
What moves a quote
For managed IT, the range from $89 to $199 per user per month reflects the security stack, the support hours and the complexity of the environment. Head office staff on a clean Microsoft 365 tenant sit near the lower end. A firm with regulated data, concierge desks that need extended hours and many site offices sits nearer the top.
For building projects, the main drivers are the number of buildings, the number of suites, the age of the cabling, the number of vendors involved and whether work must occur outside regular hours. Occupied buildings cost more to work in than empty ones. Portfolio programmes become cheaper per building after the first, because the first becomes the template.
Discounts, tax and terms
A 10% launch discount applies to new engagements. GST of 5% is added to all prices, or the applicable combined sales tax in HST provinces. There is no lock-in: after onboarding, managed services run month to month, and you keep your documentation, configurations and data.
Hardware and licences are priced separately at cost plus a stated handling margin, shown on the scope. Where carriers or vendors charge for installation, those costs are passed through at cost.
Comparing proposals
When comparing providers, convert each proposal to a cost per user per month and a cost per building per year. Ask what is included in monitoring, response times, after-hours cover, onboarding, hardware policy, project rates and exit terms. Ask for a sample monthly report and a sample network drawing.
Watch for hidden costs: onboarding fees, per-ticket after-hours charges, markups on equipment, separate fees for security tools and automatic increases at renewal. Our scopes state these items in plain language.

Are you a reseller or an installer?
We are an IT services and consulting firm. We design, specify, oversee and operate building technology, and we can procure equipment when you need it, but our recommendations follow the building and not a manufacturer's margin. Physical installation is performed by vetted local technicians under our scope and documentation.

We support Yardi, Buildium, AppFolio and Condo Control environments, including user roles, integrations, reports and migrations. We work alongside the vendors' own support teams and escalate on your behalf.
